CANCELLATION POLICY
Cancellation of bookings made more than 14 days prior to arrival.
At the time of booking we will take payment of a Non-Refundable Booking Fee. You may cancel your booking up to 14 days prior to your arrival at no extra cost , cancellations made within the 14 days prior to arrival will be liable to the full booking value less any “Extras” such as food, beverage, spa or equipment hire charges which will be refunded.
Cancellation of bookings made within 14 days prior to arrival.
Within 4 hours of making the booking - FREE
Within 24 hours of making the booking - £100 or 10% of the booking total (whichever is the greater).
Within 48 hours of arrival - full booking value less any “Extras” such as food, beverage, spa or equipment hire charges.
Cancellation through illness
Should a guest (or party) have to cancel through illness (including Covid 19) the above Cancellation Policy will apply. To prevent any potential loss due to cancellations we strongly recommend that you consider arranging personal travel insurance.
Cancellation through Government Restrictions
A full refund MAY be given where Government Restrictions prevent a guest (or party) travelling. Such refund is as the discretion of Sidings Farm Limited . A full refund will be given where Government Restrictions prevent Sidings Farm from providing accommodation.
Cancellation of bookings after arrival.
To cancel your booking after arrival the full booking value is liable - less any unused “Extras” such as food, beverage, spa or equipment hire charges.
Card processing charges.
Where a booking cancellation results in Pidley Bottom Cottages and Shepherd’s Huts or Sidings Farm Limited incurring costs (such as (but not limited to) Bank or Card Transaction charges) we reserve the right to deduct these from any payment already made or add these to any outstanding invoice.
Failure to cancel or “no show”.
When guests don’t arrive and haven’t cancelled their reservation – a ‘no-show’ – we always charge the full cost of the booking less any food, beverage or spa bookings.
To cancel a booking we require written notice, by letter or email.
To prevent any potential loss due to cancellations we strongly recommend that you consider arranging personal travel insurance.
All effort has been made by us to ensure that all published prices and details are accurate. However, sometimes mistakes do happen and we reserve the right to correct any prices quoted in error prior to confirming a booking. Once we have issued a written confirmation the prices stated in that confirmation are fixed and will be honoured.
By making a booking, customers agree to our cancellation policy. We strongly recommend that guests take out Holiday Insurance to cover their stay with us.
BREAKAGE/DAMAGE POLICY
Damage on Check-in.
Damages/breakages found in/with the accommodation should be notified to a member of staff on the day of check-in or by 1000 hours the following day.
Damage during rental period.
Damage occasioned during the course of your stay should be reported to a member of staff immediately.
Damage found after check-out.
By booking guests agree to any charges levied by Sidings Farm Limited in respect of damage caused during their stay and/or any additional room charges for late checkout, missing items, room keys not returned by 11am on the day of departure and/or additional nights booked. Such charges will be raised against the credit card used to secure the booking, should this be unacceptable guests should notify Sidings Farm in advance of the booking so that a damage deposit can be raised and secured. Guests will be be informed by email prior to any monies being charged. Charges will be raised and notified within 10 days of departure. (See Cleaning Policy for further details)
CLEANING POLICY
Sidings Farm Limited provides accommodation on the basis that, on handover, the accommodation will be left in a clean and tidy state. If, in the opinion of the staff of Sidings Farm Limited, the accommodation is left in a dirty or damaged condition, Sidings Farm Limited reserves the right to charge a cleaning/repair fee. Guests will be be informed by email prior to any monies being charged. Such charges might be for the following (this list is neither exclusive or exhaustive) :

LATE/EARLY ARRIVAL/DEPARTURE POLICY
Sidings Farm Limited will endeavour to accommodate early check-in and late check-out. Early check-in may be available at £10/hour or part thereof, maximum £50 Late check-out may be available at £10/hour (or part thereof).
ACCEPTANCE OF POLICIES AND TERMS & CONDITIONS
You will be deemed to have accepted these terms and conditions and all policies upon booking confirmation.
LOST PROPERTY POLICY
Pidley Bottom Cottages & Shepherd’s Huts accepts no responsibility for private property whilst on the premises, including accepting any liability should lost property being returned for any reason to someone who is not its owner -e.g. if someone makes a false representation to the management or staff of Pidley Bottom Cottages & Shepherd’s Huts of ownership of property.
Property that is left on the premises will be kept for a period of three months, after which it will be disposed of.
In order for property to be reclaimed, a detailed description of the item(s) and/or proof of ID (identity).
While every effort will be made to identify the possible owner of lost property (which is likely to involve searching of the item(s)) and then make contact with them Pidley Bottom Cottages & Shepherd’s Huts will not return the property to that person unless they provide the details set out in the previous paragraph.
Pidley Bottom Cottages & Shepherd’s Huts will not mail/courier or insure during transit any reclaimed property back to the presumed owner unless they send the appropriate fees to cover packing and postage and any insurance during transit stipulated by the claimant.
All items sent at owner’s risk.
ANTI-SOCIAL BEHAVIOUR POLICY
Sidings Farm Limited will not tolerate anti-social behaviour which it deems to be: behaviour likely to impact on the enjoyment of others; accessing areas/equipment not open/available to guests; wilful damage; cruelty to animals; and actions likely to endanger others. In such instances (as determined by Staff of Sidings Farm Limited) the guest (and party) will be required to leave the premises immediately. No refund will be given.
THEFT/LOSS POLICY
In the unlikely event that property belonging to Sidings Farm Limited is removed from the accommodation an immediate charge will be raised against the card used to make the booking. Should the items(s) subsequently be returned (undamaged) a full refund of the associated charge will be made. Guests should be aware that “Complimentary” items provided by Sidings Farm Limited are for their use during the period of their stay and unused items (and their containers) should be left in the accommodation. A charge may be raised where it is considered that items have been removed for use elsewhere. Indicative charges (subject to change) are:
